The Littlestone Company principals have developed, acquired, and managed thousands of housing units, from single-family homes, condos to a variety of multi-family properties. These include affordable and workforce housing, assisted living, independent and congregate senior housing, 55+ active adult housing, and a memory-care facility.
We have operated in the affordable arena for more than 23 years, primarily working with 501 (c)(3) affordable housing non-profits. We have acquired properties from New Mexico to Vermont to Florida with these partnerships.
Through our non-profit experience, understanding of how to structure the team, and the finances necessary to bring such projects to fruition, we’ve established strong relationships in the investment banking and tax-exempt bond world.
These relationships have led us to create a unique business model that blends real estate development with investments in fixed-income debt, creating a profitable and sustainable model for affordable housing, workforce housing, and 55+ active-adult communities.

Our professional team of executives brings decades of experience in residential real estate development, asset and property management, construction, and consulting in locations from the Pacific Northwest to New England and the South.

Peter H. Wasserman
Chief Executive Officer + Co-Founder
Peter has 20+ years of experience in multi-family rental housing, including construction, acquisition, rehab, affordable age-restricted, and family projects. He specializes in complex capital stacks with a focus on fixed-income financing. Peter founded and manages multiple mission-based 501(c )(3) designed organizations focused on affordable, senior, and workforce housing.
He is a licensed Real Estate Salesperson in Georgia and Alabama.

Steve Wasserman
Chairman + Managing Director + Co-Founder
Steve has 50+ years of experience in development, construction, acquisition, and asset management in all real estate sectors. He has been the developer, owner, and consultant for over 10,000 multi-family units and single-family homes nationally. He is a founder of four not-for-profit housing companies whose missions are the acquisition and long-term preservation of affordable housing nationally. He is a non-practicing CPA and maintains Real Estate Broker’s licenses in Georgia and Alabama.
David Wasserman
Executive Director of 501(c)(3) Support
Since 2010, David has been involved in the development, construction, and asset management of low and moderate-income multi-family real estate. David is the Executive Director of Social Housing, Inc., a Georgia nonprofit organization recognized by the IRS as a 501(c)(3) organization with the charitable purpose of owning and operating affordable multi-family housing. David has asset-managed an extensive portfolio of affordable multi-family financed with combinations of low-income housing tax credits, HUD and USDA debt, tax-exempt bonds, and soft money or grants.

Key Personnel

Kel Bowers
Senior Director of Development
Kel brings years of commercial real estate development to the team. He has personally managed the acquisition, design, entitlement, construction, and operation of various development projects throughout the Southeastern United States. As a licensed real estate salesperson (Georgia and Alabama), Kel's primary focus is identifying new sites and overseeing the predevelopment and the ultimate construction process on behalf of the TWG team. Kel retired in 2017 from the US Army where he served as a Reception Battalion Senior Drill Sergeant.
John Gumpert
Director of Construction
John offers construction and real estate development-related expertise to clients and partners within the multi-family industry. With over 35 years of industry experience, his diverse and comprehensive project range incudes: development, design, and construction of virtually every asset sector with a focus on residential rental and multi-family, historic loft conversions, townhouse developments and subsidized government housing projects. John applies economic value-added analysis to design, development and production phase for new or renovated projects. John focuses on goal alignment, relational structure, and cost containment to ensure optimum project results.
